Circle C is a master-planned community with thousands of homes in Southwest Austin. It was started in the 80’s, surrounded by controversy over the developer, Gary Bradley, and it’s location over the Edward’s Aquifer.  It is located in the area west of the intersection of Slaughter Lane and Mopac.  Lacking any retail nearby, it was a bit too far south to hit its stride as the premium master planned community in Southwest Austin until after the Mopac freeway overpass was built over William Cannon Blvd in 2004.  Since that time, commercial development, housing prices and further residential development in the area have exploded.  An upscale H.E.B. grocery, Starbucks, Nuevo Leon Mexican Restaurant and even an Alamo Drafthouse Cinema are all part of Circle C now.  Circle C has many community amenities, such as the only heated Olympic sized outdoor pool in South Austin, a golf course and tennis club. It is surrounded by 450 acres of dedicated parkland and nature preserves, including the famous Lady Bird Johnson Wildflower Center, making it a wonderful place for lovers of the outdoors. The Veloway is located at the end of the park and has a 3.1-mile, 23-foot-wide track made for rollerblading and cycling.

Circle C is about a 15-minute drive from downtown Austin when there’s no traffic. The schools that serve Circle C are exemplary Kiker and Clayton Elementary Schools, Bailey & Gorzycki Middle Schools & Bowie High School. Clarksville is far from suburbia; it’s an eclectic urban hub in the heart of the city so it attracts people who love to be in the mix of things. Clarksville has a good blend of cozy homes with young families, condos with young professionals, and a few funky apartments that are popular with students. It’s a hip area and is home base for much of the city’s creative class.

Dating back to the 1870′s, and founded by freed slaves, Clarksville is one of the oldest neighborhoods in Austin is on the National Historic Registry.  Two historic landmarks are located in Clarksville: the Sweet Home Missionary Baptist Church and the Haskell House.

Clarksville extends from Mo-Pac to North Lamar Boulevard (East to West) and extends from West 6th Street to West 15th Street (North to South). While some Clarksville homes are some of the oldest and smallest in Austin, Clarksville also offers some of the most impressive homes in the city.  Most homes have been updated or remodeled, with new construction coming in on occasion.

Deep Eddy is a small pocket neighborhood bounded by Mopac, Lake Austin, Exposition and Tarrytown. Best known for Deep Eddy Pool which is the oldest manmade pool in Texas, where you can find people like Leon Barish, president of the Friends of Deep Eddy, swimming everyday in the very chilly water all year long. Deep Eddy Pool started as just a spring fed mud hole off the Colorado River that later was turned into a cement pool and a resort that even featured a diving horse off a 50’ platform. Today it is owned by the City of Austin. Up the hill from the pool is Deep Eddy Cabaret, stop in for a beer and a little “old Austin” flavor. Mangia Pizza and Magnolia Café (which never closes) are great for casual dining. For finer dining at dinner or weekend brunch check out Fabi and Rosi, casual but upscale with a fabulous wine list. The traditional homes of Deep Eddy are slowly being restored or bought and redeveloped into larger homes with the same character or modern townhomes. You can travel down streets like Meriden and see every other house has been updated or rebuilt.

The neighbors  of Deep Eddy love the area though for its quick access to Mopac and Downtown. And with the Town Lake trail system literally at your door, there’s no excuse to not get out and get active as well. Having RunTex right there also helps get you motivated to jog around the lake.

Delwood, surrounding the new Mueller development, is undergoing a renaissance at the moment.  This northernmost “Central East Austin” neighborhood’s boundaries are Cameron Road to the West, Highway 290 to the North, Berkman Road to the east, and Airport Blvd. to the South.   Predominantly built in the 50’s and 60’s, some homes feature hardwoods, some are on slab and some on pier and beam, but they are being bought and renovated by homeowners at a fast pace.  There is a small pocket of Delwood to the SOUTH of Mueller but north of Airport Blvd. that often gets overlooked, but the large lots make them worth checking out.  Homes are priced from the $180’s to just about $300,000.

Emerald Forest is a great South Austin neighborhood. Close to town and points south for those that work in San Marcos.  There is easy access to shopping, entertainment and great spaces to eat with funkier South Austin to the north and South Park meadows to the south.

Emerald Forest is a neighborhood in South Austin located around William Cannon Dr and Stassney. First developed in the 1970s, the Great Hills neighborhood in Northwest Austin has grown significantly over the decades. While it still has a true neighborhood feel, it is in a great location near multiple major highways and myriad stores and restaurants, yet 20 minutes from Downtown Austin.

The neighborhood of Great Hills is located near the intersection of loop 360 and Highway 183. Loop 360 constitutes the south border of the neighborhood, while Rain Creek Parkway makes the northern boundary. The Great Hills neighborhood’s east border is also Rain Creek Parkway and Yaupon Drive is the west border, though the borders are becoming less clear over time.

The Great Hills neighborhood resides right next to the Arboretum area, which contains dozens upon dozens of shops and restaurants such as Saks 5th Avenue, Williams Sonoma, Barnes and Noble, Cheesecake Factory, PF Chang’s, Serrano’s, Macaroni Grill, Whole Foods, REI, Crate and Barrel, Costco, Sam’s Club, Target and more. Rather than being enclosed in one structure, it is one of Austin’s first outdoor mall configurations, surrounded by big box retail.  Kids enjoy the fountain and playing on the life size granite cattle sculptures grazing in the park.  The Arboretum area has several coffee shops, such as 360 Primo Coffee Shop, and great BBQ at Poke-e-Jo’s. There are two movie theaters in the Arboretum area as well.

When it comes to the Great Hills neighborhood, custom homes began to be built in this area in the 1970’s, and custom homes are still being built here today on the occasional vacant lot. They come in many shapes and sizes and home prices ranged from the $300,000’s to the $700,000s. The Holly neighborhood, located just east of Downtown Austin along the shore of Lady Bird Lake, is in a prime location at the heart of the city. Borders are Chicon to the west, East 7th to the north, Lady Bird Lake to the south and Springdale to the east.  It’s less than one square mile of space that’s jammed packed with a lot of what makes Austin a great place to live.  During festivals like SXSW, the streets and local clubs come alive with bands and people from around the world.  As a result, it’s become one of East Austin’s hottest places to live.

Homes  in the area are predominantly smaller single family, built from the 20′s to the 40′s.  There’s still a good amount of original little 1000 ft or less houses with a mix of gut remodel/additions and new construction mixed in.  The average home in this area is typically a “fixer upper” at $150-$200 per sq ft, but some are going for as high as $300 per sq ft. Luckily the homes aren’t so big, so prices tend to cap around $350,000-$400,000.

Quaint bungalows, towering oak trees, and down to earth residents, the historic Hyde Park neighborhood is a true Austin treasure. Established in 1890, Hyde Park was Austin’s first official suburb. Hyde Park was also once home to the first state insane asylum, a little known fact.

Hyde Park stretches from 38th Street to 45th (north to south) and Guadalupe to Duval (east to west). Hyde Park is located north of the UT campus and slightly out of the city center

Many of the bungalows were built in the 1920s and 1930s and have a lot of character. Many homes are designated as historic landmarks. The typical home for sale in Hyde Park right now is a classic craftsman style 3 bed / 2 bath built in the ‘30’s with 1400 sq ft. This is a pretty pricey area but the values continue to hold and climb.

The Hyde Park Neighbors Association keeps a great website where you can get info on all that is going on in the area. They also coordinate historical home tours, sponsor holiday events and more. You can also catch up on back issues of the Pecan Press, the neighborhood paper.

Quack’s Bakery is a legendary Austin spot for coffee, sandwiches, and desserts. Other popular coffee shops in the area include Flightpath and Dolce Vita. Mother’s Cafe is a popular vegetarian eatery, ironically rebuilt several years ago after it caught fire because someone was grilling a steak nearby. Hyde Park Bar and Grill is another long time Austin favorite. Fresh Plus, a small grocer and deli that specializes in health food, is another beloved food destination in the neighborhood. Visit the original grocery on Ave B for a little more history and an award winning sandwich.

Depending where you are in Hyde Park depends on the school. Lee and Reilly are the elementary schools, Lamar and Kealing are the Middle and McCallum is the High School.

The Arboretum and Domain shopping area to the north will give you great higher end shopping, restaurants and entertainment options.

The Neighbor Association hosts events and keeps everyone in touch about community events.

Homes in Jester would be described as executive housing.  Most were built custom, are over 3000 square feet and feature some amazing views across the canyon.  Prices are in the high $400’s and up.

Lamplight Village is a neighborhood of approximately 1400 homes located between Round Rock and Austin. It is bordered on the north and east by the newer subdivisions of Scofield Ridge and Scofield Farms, on the south by Parmer Lane and Galway Street, and on the west by a couple of short streets and FM 1325.

Walnut Creek Park, located just to the west, offers basketball and volleyball courts, picnic areas, playground equipment, a swimming pool, and miles of trails.

Shopping at The Domain, Gateway Plaza or the Arboretum is all within a short drive. Big box stores like Fryes, Specs and Home Depot are also close by.  And the many restaurants and shops along Parmer Lane let you stay close to home to fill your daily needs.
