Circle C is a master-planned community with thousands of homes in Southwest Austin. It was started in the 80’s, surrounded by controversy over the developer, Gary Bradley, and it’s location over the Edward’s Aquifer.  It is located in the area west of the intersection of Slaughter Lane and Mopac.  Lacking any retail nearby, it was a bit too far south to hit its stride as the premium master planned community in Southwest Austin until after the Mopac freeway overpass was built over William Cannon Blvd in 2004.  Since that time, commercial development, housing prices and further residential development in the area have exploded.  An upscale H.E.B. grocery, Starbucks, Nuevo Leon Mexican Restaurant and even an Alamo Drafthouse Cinema are all part of Circle C now.  Circle C has many community amenities, such as the only heated Olympic sized outdoor pool in South Austin, a golf course and tennis club. It is surrounded by 450 acres of dedicated parkland and nature preserves, including the famous Lady Bird Johnson Wildflower Center, making it a wonderful place for lovers of the outdoors. The Veloway is located at the end of the park and has a 3.1-mile, 23-foot-wide track made for rollerblading and cycling.

Clarksville is far from suburbia; it’s an eclectic urban hub in the heart of the city so it attracts people who love to be in the mix of things. Clarksville has a good blend of cozy homes with young families, condos with young professionals, and a few funky apartments that are popular with students. It’s a hip area and is home base for much of the city’s creative class.

Dating back to the 1870′s, and founded by freed slaves, Clarksville is one of the oldest neighborhoods in Austin is on the National Historic Registry.  Two historic landmarks are located in Clarksville: the Sweet Home Missionary Baptist Church and the Haskell House.

Clarksville extends from Mo-Pac to North Lamar Boulevard (East to West) and extends from West 6th Street to West 15th Street (North to South). While some Clarksville homes are some of the oldest and smallest in Austin, Clarksville also offers some of the most impressive homes in the city.  Most homes have been updated or remodeled, with new construction coming in on occasion.

The area is great for shopping and dining. Shop at the flagship Whole Foods where you can pop a bottle of wine while you stroll down the aisles. Deep Eddy is a small pocket neighborhood bounded by Mopac, Lake Austin, Exposition and Tarrytown. Best known for Deep Eddy Pool which is the oldest manmade pool in Texas, where you can find people like Leon Barish, president of the Friends of Deep Eddy, swimming everyday in the very chilly water all year long. Deep Eddy Pool started as just a spring fed mud hole off the Colorado River that later was turned into a cement pool and a resort that even featured a diving horse off a 50’ platform. Today it is owned by the City of Austin. Up the hill from the pool is Deep Eddy Cabaret, stop in for a beer and a little “old Austin” flavor. Mangia Pizza and Magnolia Café (which never closes) are great for casual dining. For finer dining at dinner or weekend brunch check out Fabi and Rosi, casual but upscale with a fabulous wine list. The traditional homes of Deep Eddy are slowly being restored or bought and redeveloped into larger homes with the same character or modern townhomes. You can travel down streets like Meriden and see every other house has been updated or rebuilt.

The neighbors  of Deep Eddy love the area though for its quick access to Mopac and Downtown. And with the Town Lake trail system literally at your door, there’s no excuse to not get out and get active as well. Having RunTex right there also helps get you motivated to jog around the lake.

Delwood, surrounding the new Mueller development, is undergoing a renaissance at the moment.  This northernmost “Central East Austin” neighborhood’s boundaries are Cameron Road to the West, Highway 290 to the North, Berkman Road to the east, and Airport Blvd. to the South.   Predominantly built in the 50’s and 60’s, some homes feature hardwoods, some are on slab and some on pier and beam, but they are being bought and renovated by homeowners at a fast pace.  There is a small pocket of Delwood to the SOUTH of Mueller but north of Airport Blvd. that often gets overlooked, but the large lots make them worth checking out.  Homes are priced from the $180’s to just about $300,000.

Emerald Forest is a great South Austin neighborhood. Close to town and points south for those that work in San Marcos.  There is easy access to shopping, entertainment and great spaces to eat with funkier South Austin to the north and South Park meadows to the south.

Emerald Forest is a neighborhood in South Austin located around William Cannon Dr and Stassney. First developed in the 1970s, the Great Hills neighborhood in Northwest Austin has grown significantly over the decades. While it still has a true neighborhood feel, it is in a great location near multiple major highways and myriad stores and restaurants, yet 20 minutes from Downtown Austin.

The neighborhood of Great Hills is located near the intersection of loop 360 and Highway 183. Loop 360 constitutes the south border of the neighborhood, while Rain Creek Parkway makes the northern boundary. The Great Hills neighborhood’s east border is also Rain Creek Parkway and Yaupon Drive is the west border, though the borders are becoming less clear over time.

The Great Hills neighborhood resides right next to the Arboretum area, which contains dozens upon dozens of shops and restaurants such as Saks 5th Avenue, Williams Sonoma, Barnes and Noble, Cheesecake Factory, PF Chang’s, Serrano’s, Macaroni Grill, Whole Foods, REI, Crate and Barrel, Costco, Sam’s Club, Target and more. Rather than being enclosed in one structure, it is one of Austin’s first outdoor mall configurations, surrounded by big box retail.  Kids enjoy the fountain and playing on the life size granite cattle sculptures grazing in the park.  The Arboretum area has several coffee shops, such as 360 Primo Coffee Shop, and great BBQ at Poke-e-Jo’s. There are two movie theaters in the Arboretum area as well.

When it comes to the Great Hills neighborhood, custom homes began to be built in this area in the 1970’s, and custom homes are still being built here today on the occasional vacant lot. They come in many shapes and sizes and home prices ranged from the $300,000’s to the $700,000s. The Holly neighborhood, located just east of Downtown Austin along the shore of Lady Bird Lake, is in a prime location at the heart of the city. Borders are Chicon to the west, East 7th to the north, Lady Bird Lake to the south and Springdale to the east.  It’s less than one square mile of space that’s jammed packed with a lot of what makes Austin a great place to live.  During festivals like SXSW, the streets and local clubs come alive with bands and people from around the world.  As a result, it’s become one of East Austin’s hottest places to live.

Quaint bungalows, towering oak trees, and down to earth residents, the historic Hyde Park neighborhood is a true Austin treasure. Established in 1890, Hyde Park was Austin’s first official suburb. Hyde Park was also once home to the first state insane asylum, a little known fact.

Hyde Park stretches from 38th Street to 45th (north to south) and Guadalupe to Duval (east to west). Hyde Park is located north of the UT campus and slightly out of the city center

Many of the bungalows were built in the 1920s and 1930s and have a lot of character. Many homes are designated as historic landmarks. Mother’s Cafe is a popular vegetarian eatery, ironically rebuilt several years ago after it caught fire because someone was grilling a steak nearby. Hyde Park Bar and Grill is another long time Austin favorite. Fresh Plus, a small grocer and deli that specializes in health food, is another beloved food destination in the neighborhood. Visit the original grocery on Ave B for a little more history and an award winning sandwich.

Lamplight Village is a neighborhood of approximately 1400 homes located between Round Rock and Austin. It is bordered on the north and east by the newer subdivisions of Scofield Ridge and Scofield Farms, on the south by Parmer Lane and Galway Street, and on the west by a couple of short streets and FM 1325.

Walnut Creek Park, located just to the west, offers basketball and volleyball courts, picnic areas, playground equipment, a swimming pool, and miles of trails.

Shopping at The Domain, Gateway Plaza or the Arboretum is all within a short drive. Big box stores like Fryes, Specs and Home Depot are also close by.  And the many restaurants and shops along Parmer Lane let you stay close to home to fill your daily needs.

Montopolis is an older neighborhood annexed into the Austin area in the mid 1900′s. Austin Playhouse is in discussions to build a multi-million dollar theater project at The Mueller redevelopment in East Austin.

Currently housed in South Austin’s Penn Field development, Austin Playhouse wants to build a permanent home that includes two theaters, classrooms, public spaces, restaurant/retail space and low-cost artist residences. The theater company estimates that the project would cost $3 million to $5 million, not including the artists’ residences. Plans call for a 200-seat main theater and a 99-seat theater with flexible space.

Northwest Hills, as its name suggests, lies in the hills to the northwest of central Austin.  Austin style is evident in these custom limestone and brick homes, complete with immaculate lawns and mature trees.  Many homes in Northwest Hills were built in the 1960’s and 70′s, though newer residential developments in the area offer larger, more recently built homes.  Beautiful landscaping is common throughout the area, as are the deer, who frolic with abandon amost everywhere you look.  The best aspects of outdoor living in Northwest Hills, however, showcase the gorgeous Texas hill country views from many homes.  Home prices range from around $400,000 to over $1,000,000.

Oak Hill has no official boundaries. The Oak Hill Association of Neighborhoods roughly defines the area as the “neighborhoods bordering Brodie Lane down to the Travis/Hays County line, following the county line on the south up to Highway 290 West, and then neighborhoods bordering Circle Drive and Thomas Springs Road and then down to  Southwest Parkway.

Oak Hill has its own newspaper – The Oak Hill Gazette. There is a very active youth sports associate and great baseball fields.  Oak Hill has its own business and professional association (OHBPA) and an active neighbor presence with the neighborhood association (OHNA).

At the “Y” at Oak Hill you will find a variety of shopping and dining. There’s the classic Jim’s diner where the same folks have been eating at the same table for years. Just up the road check out the new and very popular Jack Allen’s Kitchen. Or for a quick bite there’s Sonic, Green Mesquite BBQ and a handful or two more.

Oak Hill is within the Austin Independent School District. Public elementary schools serving Oak Hill include Cowan, Galindo, Kiker, Kokurek, Manchaca, Mills, Oak Hill, and Patton. Public middle schools serving Oak Hill include Bailey, Covington, O. Henry, and Small. Public high schools serving Oak Hill include Akins, Austin, Bowie, and Travis.

Because Oak Hill is such a large area that incorporates a lot of smaller “communities” – it is hard to say what the average price is. Smaller older homes can still be found in the $150,000, while larger, newer homes can be up to and over $800,000.

Old Enfield is home to many of the oldest colonial style homes in Austin, including the historic Pease Mansion.

Nearby Lamar Boulevard offers Old Enfield resident’s great shops and restaurants. The University of Texas is also just a few blocks away. The city of Shady Hollow is a family-friendly neighborhood that was incorporated as its own municipality in Southwest Austin in 1978. It featured large homes that with spacious front and back yards shaded with trees.  Shady Hollow has maintained its municipal independence over time, successfully fending off multiple attempts at annexation by the City of Austin.

Shady Hollow is located in Southwest Austin, just south of Slaughter Lane. Brodie Lane is the central vein of the neighborhood. El Dorado Trail marks the southern border of Shady Hollow and Squirrel Hollow Drive marks the northern border of the neighborhood. Doe Run is the eastern border and Lost Oasis Hollow is the western border.  Several newer developments now surround Shady Hollow as the City of Austin expands rapidly southward.

Shady Hollow has a clubhouse, a swimming and wading pool, two basketball courts, four tennis courts, two nature trails, four parks, and four playscapes for kids. Slaughter Creek Metropolitan Park is also close by, and it has basketball courts, playscapes, hike and bike trails, a disc golf course and more.  Students in Shady Hollow attend the new Baranoff Elementary School, Bailey Middle School and Bowie High School. There is a community pool and very active HOA which hosts parades and other events for holidays.

While some of the homes in the neighborhood have five bedrooms, most have three or four. There are no apartments or condos within Shady Hollow, only single family homes priced from the 200’s to the 300’s.

The boundaries of the neighborhood are to the north, Ben White Boulevard west, Manchaca, south, West Stassney Lane to the railroad tracks, then north to Williamson Creek and east to South First Street including the greenbelt surrounded by Williamson Creek east of the intersection of South First Street and Emerald Wood Street.

The City of Sunset Valley lies southwest of downtown Austin, and is independent of, but maintains a close relationship with Austin. On September 13, 1954, the citizens in the area voted to incorporate as a town.

Residents love the life style of Sunset Valley for its “country in the city” feel, large acre lots and lower taxes.

Sunset Valley is within the Austin Independent School District. Kids attend Sunset Valley Elementary School , Covington Middle School, and Crockett High School.

Travis Country has long been considered one of the best natural Austin communities. This established neighborhood was Austin’s first residential development south of Ladybird Lake, dating back to the early 1890′s when it was officially annexed by the city of Austin.  The actual borders of Travis Heights are Riverside Dr. on the north, Interstate 35 on the east, Oltorf on the South, and South Congress Ave. on the west.

Travis Heights is known for its big trees, Big Stacy Park, Little Stacy Park, and Stacy Pool. Close to all the shops and great restaurants on South Congress, Travis Heights is very artsy, politically active and diverse.

There is a flurry of new construction from builders like Riverside Homes that are incorporating some new modern homes into the mix of traditional bungalows and historic homes, paying close attention to the neighborhood’s trees.

The neighborhood has been engaged in the battle over development both within its boundaries and on the edges, along Riverside Drive and South Congress Avenue, where new condos and apartments have gone up.  The entire neighborhood was recently designated as historic by the City of Austin, further limiting development.

Students are served by Austin ISD with Travis Heights Elementary, Fulmore Middle School and Travis High School.

The Zilker neighborhood in South Austin, Texas is the part of the renowned 78704 zip code adjacent to it’s namesake, Zilker Park. It extends south of Lady Bird Lake, approximately bounded by Lamar Boulevard to the southeast/south, La Casa Drive to the south, Rabb Road and Robert E Lee Road to the west and Barton Springs Road to the north.

The residents are a mix from Austin’s “creative class” – artists, musicians and authors – living side by side with folks from the high-tech community and other professions.  Families very often choose to settle in Zilker for the Exemplary Zilker Elementary, which has a very active parent community and PTA. Older students graduate up to O’Henry Middle School, followed by Austin High.  Zilker is also the home of Parkside Community School, a Montessori-oriented private school which shares its campus with Casa de Luz, a macrobiotic café and community center.

Flipnotics, a coffee shop, place to hear music  and a boutique clothing store, the Tex-Mex restaurant Chuy’s as well as Shady Grove with its music, and  Austin Java are just a few of the local flavor options in the area as well as the original P. Terry’s Burger Stand.

Zilker Park is best known for Barton Springs; the Zilker Tree and Trail of Lights; and music festivals such as Austin City Limits (ACL). The annual kite festival brings out kites and spectators by the thousands every spring as well. The Umlauf Gardens and the Botanical Gardens are great attractions too.

One of the best restaurants in the area is Artz Rib House, where you can chomp down on some fine BBQ and listen to good old music. And for the “healthier eater” or vegetarian in your life there’s Mr. Natural. Of course Matt’s El Rancho, an Austin Tex Mex institution, is just up the street along with a million more restaurants as well.

The houses in Zilker are just as eclectic as the residents with a mix of homes built in every era from the charming cottages of the 1920’s through the post-war bungalows of the 1950’s right up to modern architecture like some of the homes Riverside Homes has built.  As a result of all this diversity, one would be hard-pressed to define a “typical” Zilker house.  Homes can range from tiny dollhouse cottages of less than 700 sq ft up to 5 bedroom, 3 bath estates with guest houses in the 3000+ sq ft category.  Prices, of course, reflect all this variation with the more modest properties selling in the $250K – $350K range and the larger, more luxurious properties going for $500K – $1M+.
