Many were built in the 1970s while others are less than 3-years-old and more under construction. Circle C is a master-planned community with thousands of homes in Southwest Austin. It was started in the 80’s, surrounded by controversy over the developer, Gary Bradley, and it’s location over the Edward’s Aquifer.  It is located in the area west of the intersection of Slaughter Lane and Mopac.  Lacking any retail nearby, it was a bit too far south to hit its stride as the premium master planned community in Southwest Austin until after the Mopac freeway overpass was built over William Cannon Blvd in 2004.  Since that time, commercial development, housing prices and further residential development in the area have exploded.  An upscale H.E.B. grocery, Starbucks, Nuevo Leon Mexican Restaurant and even an Alamo Drafthouse Cinema are all part of Circle C now.  Circle C has many community amenities, such as the only heated Olympic sized outdoor pool in South Austin, a golf course and tennis club. It is surrounded by 450 acres of dedicated parkland and nature preserves, including the famous Lady Bird Johnson Wildflower Center, making it a wonderful place for lovers of the outdoors. The Veloway is located at the end of the park and has a 3.1-mile, 23-foot-wide track made for rollerblading and cycling.

Circle C is about a 15-minute drive from downtown Austin when there’s no traffic. The schools that serve Circle C are exemplary Kiker and Clayton Elementary Schools, Bailey & Gorzycki Middle Schools & Bowie High School. Circle C’s zip code is 78739.  Click the What’s It Worth? button in the sidebar and enter this zip code for a real-time, self updating report showing active and SOLD home prices in Circle C.

Housing prices have been impacted a bit by the market slowdown in 2009.  Several area builders lowered their prices, but in general, houses in Circle C are selling for around $300,000 and up.

Clarksville is far from suburbia; it’s an eclectic urban hub in the heart of the city so it attracts people who love to be in the mix of things. Clarksville has a good blend of cozy homes with young families, condos with young professionals, and a few funky apartments that are popular with students. It’s a hip area and is home base for much of the city’s creative class.

Dating back to the 1870′s, and founded by freed slaves, Clarksville is one of the oldest neighborhoods in Austin is on the National Historic Registry.  Two historic landmarks are located in Clarksville: the Sweet Home Missionary Baptist Church and the Haskell House.

Clarksville extends from Mo-Pac to North Lamar Boulevard (East to West) and extends from West 6th Street to West 15th Street (North to South). This area is always hot, and you need a pretty penny to own real estate in this area. The average price per square foot is around $300 and up. While some Clarksville homes are some of the oldest and smallest in Austin, Clarksville also offers some of the most impressive homes in the city.  Most homes have been updated or remodeled, with new construction coming in on occasion.

The area is great for shopping and dining. Shop at the flagship Whole Foods where you can pop a bottle of wine while you stroll down the aisles. Stop into Book People and catch an author reading from their latest bestseller, or get the latest music releases at Waterloo Records , and don’t forget to stop by Amy’s Ice Cream for a treat. For more dining there is Jeffrey’s for upscale, Zocalo for a margarita on the patio, and Nau’s for its classic soda fountain burger just to name a few.  Need caffeine – check out Café Medici.

Exemplary Mathews Elementary serves the younger population, while O’Henry Middle and Austin High are the upper schools.

Finding a good home near $200,000 in Crestview, one of Austin’s hottest neighborhoods, isn’t easy. Brandi Weber’s new listing at 900 Aurora Circle Austin, TX 78757 MLS # 7400656 offers Crestview charm at an affordable price. More »

Easily one of Austin’s hottest urban markets over the last 3 years, most of the houses in Crestview were built beginning in the 50’s as starter homes, and maintain a charming neighborhood.  Driving north on Woodrow makes an interesting study in architecture, as you can see the evolution of the starter home from the post-WWII 50’s through the slightly too hip 70’s.  These homes have remained good places to raise children for homeowners who couldn’t bear the thought of moving to the suburbs but were priced out of Hyde Park and surrounding areas.

Starter homes in Crestview “start” in the high 200′s, and there is a huge wave of remodeling going on that is pushing home prices even higher.

Crestview is bordered by Anderson Lane to the north, Justin Lane to the south, North Lamar Boulevard to the east and Burnet Road to the west. It is located north of the city’s urban core. Now with the light rail running, Crestview residents’ can easily get on board at the Crestview Station and on to Downtown with ease.

Home of the original Threadgills which hosted the first liquor license in Austin and the talented Janis Joplin. Other restaurants include The Little Deli for awesome pizza. For Mexican try Enchiladas Y Mas .

The neighborhood association keeps a website and blog to keep you informed of what’s going on.

Children in the neighborhood attend Brentwood Elementary School, Lamar Middle School, and McCallum High School.

Deep Eddy is a small pocket neighborhood bounded by Mopac, Lake Austin, Exposition and Tarrytown. Best known for Deep Eddy Pool which is the oldest manmade pool in Texas, where you can find people like Leon Barish, president of the Friends of Deep Eddy, swimming everyday in the very chilly water all year long. Deep Eddy Pool started as just a spring fed mud hole off the Colorado River that later was turned into a cement pool and a resort that even featured a diving horse off a 50’ platform. Today it is owned by the City of Austin. Up the hill from the pool is Deep Eddy Cabaret, stop in for a beer and a little “old Austin” flavor. Mangia Pizza and Magnolia Café (which never closes) are great for casual dining. For finer dining at dinner or weekend brunch check out Fabi and Rosi, casual but upscale with a fabulous wine list. The traditional homes of Deep Eddy are slowly being restored or bought and redeveloped into larger homes with the same character or modern townhomes. You can travel down streets like Meriden and see every other house has been updated or rebuilt.

The neighbors  of Deep Eddy love the area though for its quick access to Mopac and Downtown. And with the Town Lake trail system literally at your door, there’s no excuse to not get out and get active as well. Having RunTex right there also helps get you motivated to jog around the lake.

Houses for sale in the area right now are ranging from $238 – $300 a sq ft for around 2000 sq ft. The range in price is due to redevelopment of newer, larger homes around the original older homes.

Austin ISD schools are Matthews Elementary, O Henry Middle and Austin High School.

First developed in the 1970s, the Great Hills neighborhood in Northwest Austin has grown significantly over the decades. While it still has a true neighborhood feel, it is in a great location near multiple major highways and myriad stores and restaurants, yet 20 minutes from Downtown Austin.

The neighborhood of Great Hills is located near the intersection of loop 360 and Highway 183. Loop 360 constitutes the south border of the neighborhood, while Rain Creek Parkway makes the northern boundary. The Great Hills neighborhood’s east border is also Rain Creek Parkway and Yaupon Drive is the west border, though the borders are becoming less clear over time.

The Great Hills neighborhood resides right next to the Arboretum area, which contains dozens upon dozens of shops and restaurants such as Saks 5th Avenue, Williams Sonoma, Barnes and Noble, Cheesecake Factory, PF Chang’s, Serrano’s, Macaroni Grill, Whole Foods, REI, Crate and Barrel, Costco, Sam’s Club, Target and more. Rather than being enclosed in one structure, it is one of Austin’s first outdoor mall configurations, surrounded by big box retail.  Kids enjoy the fountain and playing on the life size granite cattle sculptures grazing in the park.  The Arboretum area has several coffee shops, such as 360 Primo Coffee Shop, and great BBQ at Poke-e-Jo’s. There are two movie theaters in the Arboretum area as well.

When it comes to the Great Hills neighborhood, custom homes began to be built in this area in the 1970’s, and custom homes are still being built here today on the occasional vacant lot. They come in many shapes and sizes and home prices ranged from the $300,000’s to the $700,000s. Hilly terrain offers great views for many homes, and the Great Hills Country Club offers golf, pool and sports activities with a neighborhood feel.    Browse the active listings in Great Hills here>>.

Depending on where in Great Hills your home is, your children may go to Austin Independent School District or Round Rock Independent School District, so be sure to do your research when purchasing a home.  Click on the school name to see current Great Hills listings that feed to each one.  The AISD schools are Hill Elementary, Murchison Middle School and Anderson Hill School.  The RRISD students go to North Oaks Elementary, Canyon Vista Middle School and Westwood High School.  Either way, the schools are highly regarded and the neighborhood is highly sought after by families as a result.   Our search software allows you to do this type of search for any school in Austin, or set up your own home search here>>

The Holly neighborhood, located just east of Downtown Austin along the shore of Lady Bird Lake, is in a prime location at the heart of the city. Borders are Chicon to the west, East 7th to the north, Lady Bird Lake to the south and Springdale to the east.  It’s less than one square mile of space that’s jammed packed with a lot of what makes Austin a great place to live.  During festivals like SXSW, the streets and local clubs come alive with bands and people from around the world.  As a result, it’s become one of East Austin’s hottest places to live.

Homes  in the area are predominantly smaller single family, built from the 20′s to the 40′s.  There’s still a good amount of original little 1000 ft or less houses with a mix of gut remodel/additions and new construction mixed in.  The average home in this area is typically a “fixer upper” at $150-$200 per sq ft, but some are going for as high as $300 per sq ft. Luckily the homes aren’t so big, so prices tend to cap around $350,000-$400,000.

Austin ISD schools are Metz elementary, Martin Middle and Eastside Memorial High.

Lady Bird Lake neighbors the community with miles of trails for hiking and biking, canoe and kayaking and the all new SUP (stand up paddle) boarding. The shut down Holly Power Plant that ran for over 4 decades in the neighborhood will now be turned into 22 acres of parkland for more green space and outdoor enjoyment. Neighbors are psyched to see it go.

Quaint bungalows, towering oak trees, and down to earth residents, the historic Hyde Park neighborhood is a true Austin treasure. Established in 1890, Hyde Park was Austin’s first official suburb. Hyde Park was also once home to the first state insane asylum, a little known fact.

Hyde Park stretches from 38th Street to 45th (north to south) and Guadalupe to Duval (east to west). Hyde Park is located north of the UT campus and slightly out of the city center

Many of the bungalows were built in the 1920s and 1930s and have a lot of character. Many homes are designated as historic landmarks. The typical home for sale in Hyde Park right now is a classic craftsman style 3 bed / 2 bath built in the ‘30’s with 1400 sq ft. This is a pretty pricey area but the values continue to hold and climb.

The Hyde Park Neighbors Association keeps a great website where you can get info on all that is going on in the area. They also coordinate historical home tours, sponsor holiday events and more. You can also catch up on back issues of the Pecan Press, the neighborhood paper.

Quack’s Bakery is a legendary Austin spot for coffee, sandwiches, and desserts. Other popular coffee shops in the area include Flightpath and Dolce Vita. Mother’s Cafe is a popular vegetarian eatery, ironically rebuilt several years ago after it caught fire because someone was grilling a steak nearby. Hyde Park Bar and Grill is another long time Austin favorite. Fresh Plus, a small grocer and deli that specializes in health food, is another beloved food destination in the neighborhood. Visit the original grocery on Ave B for a little more history and an award winning sandwich.

Depending where you are in Hyde Park depends on the school. Lee and Reilly are the elementary schools, Lamar and Kealing are the Middle and McCallum is the High School.

Montopolis is an older neighborhood annexed into the Austin area in the mid 1900′s. Filled with thousands of college students with many University of Texas shuttles making their run into this area daily.  Residents here have more room to breathe with a suburban feel to the neighborhood. Homes are smaller and a little older, but they sit on larger lots with mature trees.

The community is roughly defined by Lady Bird Lake to the north, Pleasant Valley Rd. to the west, SH 183 to the east and SH 71 Ben White to the south.

Pleasant Valley Park and Riverside Golf Course are both close by for the outdoor life.  Montopolis Recreation Center offers great day programs for kids as well.

Schools are split between Austin ISD and Del Valle ISD, so know which one you’re in before you buy.

Located just three miles from downtown Austin and the Texas State Capitol and two miles from The University of Texas at Austin, Mueller is perfectly positioned to become an energetic new hub for central Austin.  The ambitious effort to redevelop Robert Mueller Municipal Airport into a mixed-use urban village in the heart of the city has helped Austin chart new directions. Mueller is envisioned as a sustainable community that is meeting extensive goals in housing and economic development.

The 711-acre Mueller site includes nearly 4,600 green built single-family, condo or apartment homes (at least 25 percent reserved for families who qualify for affordable housing). The community consists of different style homes including urban row style, single family homes with welcoming front porches, cottages that circle common gardens and mixed use living/working environments.   While there is still a lot of new construction going on, there is also a small resale segment in Mueller with homes ranging from the $300,000 to nearly $1,000,000.  Builder’s that are currently building are David Weekley Homes and  Standard Pacific Homes.

There are more than 140 acres of parks and perimeter greenways, a town center with cafes, shops, plazas and live/work spaces planned to include at least 30 percent locally-owned businesses, 5 miles of  hike and bike paths, the Dell Children’s Medical Center of Central Texas, The University of Texas Medical Research Campus, and Austin Film Studios.

Mueller neighborhood students attend Maplewood Elementary, Kealing Middle and McCallum High School.

Everyone east of I-35 who lives anywhere near Mueller will now get a taste of one of Austin’s best food trends – trailer food.  Great food at a great price is what Austin foodies are all about, and nothing exemplifies that more than trailer food.  Find out what’s for dinner at the Mueller Eateries or check them out on Yelp. From the Austin Business Journal:

Austin Playhouse is in discussions to build a multi-million dollar theater project at The Mueller redevelopment in East Austin.

Currently housed in South Austin’s Penn Field development, Austin Playhouse wants to build a permanent home that includes two theaters, classrooms, public spaces, restaurant/retail space and low-cost artist residences. The theater company estimates that the project would cost $3 million to $5 million, not including the artists’ residences. Plans call for a 200-seat main theater and a 99-seat theater with flexible space.

Northwest Hills, as its name suggests, lies in the hills to the northwest of central Austin.  Austin style is evident in these custom limestone and brick homes, complete with immaculate lawns and mature trees.  Many homes in Northwest Hills were built in the 1960’s and 70′s, though newer residential developments in the area offer larger, more recently built homes.  Beautiful landscaping is common throughout the area, as are the deer, who frolic with abandon amost everywhere you look.  The best aspects of outdoor living in Northwest Hills, however, showcase the gorgeous Texas hill country views from many homes.  Home prices range from around $400,000 to over $1,000,000.

Northwest Hills is considered to be the area south of Spicewood Springs, north of 2222, east of 360 and west of Mopac. The Northwest Austin Civic Association serves as an advocate for the area to keep residences up on all that is happening.

The western part of Northwest Hills, off of Far West Blvd., offers the highest population density and the chance to see hang-gliders soaring through the skies over Murchison Middle School.  This well-planned community offers both retail and residential space and separates the two with green space. Local restaurants include Mesa Ranch, Mirabelle, Musashino (Austin’s best sushi) and El Arroyo. The Dell Jewish Community Center is also here.

Some of the most highly-acclaimed schools in the Austin Independent School District serves the Northwest Hills community.  Highland Park and Doss are top rated elementary schools,  Murchison for middle school and Anderson for high school.

  • If you have questions about buying, selling, or building a home in Northwest Hills, contact one of our Austin real estate “know-it-alls” for answers at 473-9930.

Oak Hill has no official boundaries. The Oak Hill Association of Neighborhoods roughly defines the area as the “neighborhoods bordering Brodie Lane down to the Travis/Hays County line, following the county line on the south up to Highway 290 West, and then neighborhoods bordering Circle Drive and Thomas Springs Road and then down to  Southwest Parkway.

Oak Hill has its own newspaper – The Oak Hill Gazette. There is a very active youth sports associate and great baseball fields.  Oak Hill has its own business and professional association (OHBPA) and an active neighbor presence with the neighborhood association (OHNA).

At the “Y” at Oak Hill you will find a variety of shopping and dining. There’s the classic Jim’s diner where the same folks have been eating at the same table for years. Just up the road check out the new and very popular Jack Allen’s Kitchen. Or for a quick bite there’s Sonic, Green Mesquite BBQ and a handful or two more.

Oak Hill is within the Austin Independent School District. Public elementary schools serving Oak Hill include Cowan, Galindo, Kiker, Kokurek, Manchaca, Mills, Oak Hill, and Patton. Public middle schools serving Oak Hill include Bailey, Covington, O. Henry, and Small. Public high schools serving Oak Hill include Akins, Austin, Bowie, and Travis.

Because Oak Hill is such a large area that incorporates a lot of smaller “communities” – it is hard to say what the average price is. Smaller older homes can still be found in the $150,000, while larger, newer homes can be up to and over $800,000.

Bordered by Town Lake, MoPac Boulevard, Westlake, and Zilker Park, Rollingwood could not be in a better location.

Homebuyers love Rollingwood for a few simple reasons. Aside from location, many love the housing selection. Rollingwood was started in the 1960s and there is still some construction today, typically single family homes on large lots. Although the original lots all had septic systems, the installation of the sewer about 5 years ago has led to an influx of new, multi-million dollar homes.

Rollingwood residents enjoy access to Austin’s largest park, Zilker Park, as well as a community pool and park which offers trails, ball fields, and playscapes. Greenbelts in the area offer even more hiking options while Town Lake is perfect for water activities in the summer. The famous Barton Springs is also nearby, 68 degrees year round.  An ideal location right off of Bee Caves Rd and Mopac gives you convenience for shopping and dining options north and south of the river.

Rollingwood is part of the award-winning Eanes Independent School District, which is ranked as one of the best school districts in the state.

Rosedale began as farm and dairy land in the 1860′s. In the 1900s, four florists and nurseries found their home in this area. Much of the nursery stock planted during that time remains, as witnessed by the many lovely trees in the neighborhood. The Rosedale neighborhood is located in the northern part of Central Austin.  The neighborhood borders on 38th Street to the south, Shoal Creek to the west, North Loop / Hancock Drive to the north, and Lamar Boulevard to the east.

  • If you have any questions about buying, selling or building a home in Rosedale, please contact us or call one of our Central Austin Realtors at 512-473-9930.

Ramsey Park, with its swimming pool, tennis courts, playgrounds, and picnic areas, is located in the heart of the neighborhood. There are over 1200 homes in the area, a wide variety of businesses within easy walking distance, and an extensive network of medical services close at hand, including Seton Hospital.

The majority of the homes in the Rosedale area were built during the 1930s and 1940s, giving them an allure not found with newer construction. The many renovation projects and new construction throughout the neighborhood lend a sense of vitality and renewal.

Beyond the delightful charm of the area, the Rosedale neighborhood’s location makes it one of the most desirable of Austin’s neighborhoods. With close proximity to the Capitol, downtown, and The University of Texas, as well as easy access to the main thoroughfares of Austin.

Children in the Rosedale neighborhood whose families live south of 45th Street generally attend Bryker Woods Elementary and then Martin Junior High School.

The city of Shady Hollow is a family-friendly neighborhood that was incorporated as its own municipality in Southwest Austin in 1978. It featured large homes that with spacious front and back yards shaded with trees.  Shady Hollow has maintained its municipal independence over time, successfully fending off multiple attempts at annexation by the City of Austin.

Shady Hollow is located in Southwest Austin, just south of Slaughter Lane. Brodie Lane is the central vein of the neighborhood. El Dorado Trail marks the southern border of Shady Hollow and Squirrel Hollow Drive marks the northern border of the neighborhood. Doe Run is the eastern border and Lost Oasis Hollow is the western border.  Several newer developments now surround Shady Hollow as the City of Austin expands rapidly southward.

Shady Hollow has a clubhouse, a swimming and wading pool, two basketball courts, four tennis courts, two nature trails, four parks, and four playscapes for kids. Slaughter Creek Metropolitan Park is also close by, and it has basketball courts, playscapes, hike and bike trails, a disc golf course and more.  Students in Shady Hollow attend the new Baranoff Elementary School, Bailey Middle School and Bowie High School. There is a community pool and very active HOA which hosts parades and other events for holidays.

While some of the homes in the neighborhood have five bedrooms, most have three or four. There are no apartments or condos within Shady Hollow, only single family homes priced from the 200’s to the 300’s.

Austin’s Tarrytown is defined as the area bounded by 35th Street in the North, Enfield in the South, MoPac in the East and Lake Austin on the West. Sometimes the boundary is conversationally extended south to Lake Austin Blvd. Tarrytown is home to Lions Municipal golf course, Reeds Park and a hop skip and run away from the Town Lake trail system. Tarrytown has an eclectic mix of old and new construction.

One of the most prestigious areas in Austin, Tarrytown is full of Austin’s elite, who love the urban location, neighborhood character and good neighborhood schools. In addition to expensive homes, Tarrytown is sprinkled with apartments, condos, and duplexes as well. Some of the homes are large and spectacular with views of a lake. A large part of the area’s appeal comes from its one-of-a-kind location, sitting in a position mere minutes from the heart of Downtown Austin. At the same time, Tarrytown’s numerous architectural gems in these quiet and impeccably clean neighborhoods are generously surrounded by the lush foliage from old shade trees, giving off the feel of a secluded, peaceful sanctuary from the nearby urban cityscape.

The average price for a home in 2009 was $955,000, making Tarrytown one of Austin’s most expensive neighborhoods.

Travis Country has long been considered one of the best natural Austin communities. Situated conveniently north of Southwest Parkway and west of MoPac, Travis Country offers very short commutes to nearby employers such as AMD and Freescale as well as all access to the amenities that Austin has to offer.

Barton Creek Square Mall and the Brodie Lane shopping area are both only ten minutes away. All that Austin’s downtown has to offer is only 15 minutes away by car. And Sam’s Club, Target and Best Buy are right around the corner as well. You can catch a quick meal at Serrano’s or over a dozen other casual places.

The Travis Country neighborhood offers a true abundance of natural beauty. Located near Austin’s Barton Creek Greenbelt, Travis Country is nestled in the southwest area of Austin, where there are still plenty of green spaces. In fact, the Travis Country community has its own pond stocked with fish, turtles, and ducks.

The Blue Valley Recreation Area is carefully maintained to offer a great hiking trail as well as protected green spaces. The streets of the community itself are lined with greenery. If you want a natural retreat right in the city, Travis Country may be right for you.

This well designed community has wide streets, big lots and a very good sense of community. Houses have been built from the late ‘70’s through the early 2000’s. They range from 2000 to almost 4000 sq ft and sell at around $140 a sq ft.

Travis Country students attend some of the best ranked schools in the Austin School District. They are Oak Hill Elementary, Clint Small Middle and Austin High School.  The construction of the Regents School of Austin and subsequent upscale development around it has increased property values everywhere in the neighborhood.

Travis Heights is known for its big trees, Big Stacy Park, Little Stacy Park, and Stacy Pool. Close to all the shops and great restaurants on South Congress, Travis Heights is very artsy, politically active and diverse.

There is a flurry of new construction from builders like Riverside Homes that are incorporating some new modern homes into the mix of traditional bungalows and historic homes, paying close attention to the neighborhood’s trees.

The neighborhood has been engaged in the battle over development both within its boundaries and on the edges, along Riverside Drive and South Congress Avenue, where new condos and apartments have gone up.  The entire neighborhood was recently designated as historic by the City of Austin, further limiting development.

Students are served by Austin ISD with Travis Heights Elementary, Fulmore Middle School and Travis High School.

Homes in the area vary from small bungalows to some of the most beautiful old estates in the entire city.  Prices here are the highest in south Austin, making Travis Heights the most upscale place to live south of the river.  Homes range from the high $300’s for an old rental property to well over $1,000,000

Why has AISD targeted Barton Hills, Brooke, Joslin, Oak Springs, Ortega, Pease, Sanchez and Zilker elementary schools and Pearce Middle School for possible closure?  More »

North of French Place is one of the earliest examples of what has become the definition of modern subdivision developments.  Remarkably, Wilshire Wood, developed in the late 40’s, has all of the features you would find in an upscale subdivision today:  Wide, curving streets, lots of cul-de-sacs, tall trees and large lots.  Most homes are single story, feature cut limestone exteriors and, with over 2000 square feet on average, are more than big enough to meet the needs of modern homeowners.

Bounded by Airport Blvd to the north, 38th ½ to the south and I-35 to the west, Wilshire Wood is directly across from one of the best urban infill projects in the country, Mueller

Austin ISD Schools that serve Wilshire Woods are Maplewood Elementary, Keeling Middle School , and McCallum High.

Wilshire Woods is bounded by Airport Blvd to the north, 38th ½ to the south and I-35 to the west, Wilshire Woods is directly across from one of the best urban infill projects in the country, Mueller.

Here you will also find an abundance of shopping and dining options, as well as the new Dell Children’s Hospital.

The homes in Wilshire Wood tend to sell quickly.  Many have been well maintained and updated, but foundation movement, due to Austin’s clay soils, is particularly common with these homes.

The Zilker neighborhood in South Austin, Texas is the part of the renowned 78704 zip code adjacent to it’s namesake, Zilker Park. It extends south of Lady Bird Lake, approximately bounded by Lamar Boulevard to the southeast/south, La Casa Drive to the south, Rabb Road and Robert E Lee Road to the west and Barton Springs Road to the north.

The residents are a mix from Austin’s “creative class” – artists, musicians and authors – living side by side with folks from the high-tech community and other professions.  Families very often choose to settle in Zilker for the Exemplary Zilker Elementary, which has a very active parent community and PTA. Older students graduate up to O’Henry Middle School, followed by Austin High.  Zilker is also the home of Parkside Community School, a Montessori-oriented private school which shares its campus with Casa de Luz, a macrobiotic café and community center.

Flipnotics, a coffee shop, place to hear music  and a boutique clothing store, the Tex-Mex restaurant Chuy’s as well as Shady Grove with its music, and  Austin Java are just a few of the local flavor options in the area as well as the original P. Terry’s Burger Stand.

Zilker Park is best known for Barton Springs; the Zilker Tree and Trail of Lights; and music festivals such as Austin City Limits (ACL). The annual kite festival brings out kites and spectators by the thousands every spring as well. The Umlauf Gardens and the Botanical Gardens are great attractions too.

One of the best restaurants in the area is Artz Rib House, where you can chomp down on some fine BBQ and listen to good old music. And for the “healthier eater” or vegetarian in your life there’s Mr. Natural. Of course Matt’s El Rancho, an Austin Tex Mex institution, is just up the street along with a million more restaurants as well.

The houses in Zilker are just as eclectic as the residents with a mix of homes built in every era from the charming cottages of the 1920’s through the post-war bungalows of the 1950’s right up to modern architecture like some of the homes Riverside Homes has built.  As a result of all this diversity, one would be hard-pressed to define a “typical” Zilker house.  Homes can range from tiny dollhouse cottages of less than 700 sq ft up to 5 bedroom, 3 bath estates with guest houses in the 3000+ sq ft category.  Prices, of course, reflect all this variation with the more modest properties selling in the $250K – $350K range and the larger, more luxurious properties going for $500K – $1M+.
