Barton Hills

It’s all about location and if you want to live in the soft rolling south Austin hills than this is the area for you!  Barton Creek serves as the border to the Barton Hills neighborhood on the east bank and Mo-Pac as the western border. The borders to the south and north are Highway 360 and Barton Springs Road. The tree lines streets are usually buzzing with bicyclists and dog walkers heading down to Ladybird Lake (Town Lake for you old time Austinites).

Grab a coffee and a breakfast taco at the Barton Hills Market.  You’ll find you can get all your basic shopping needs met at this cute little corner market. They even carry fresh flowers and have a movie rental box. For more dining and shopping, South Lamar is right down the road where you’ll find lots of local shops like Aviary, where you can get a great glass of wine while checking out local art and all the chic accessories and décor you never knew you needed.

There are great eateries along the “Restaurant Row” section of Barton Springs Rd at the north end of Barton Hills and Central Market, a high-end grocery and café at the southern end.   Shopping opportunities are varied and include upscale bargain hunting at Neiman Marcus’ Last Call and the full range of shops and department stores at nearby Barton Creek Mall.

The nature lover in you will spend most of your time in nearby Zilker Park where you can partake in 351 acres with a variety of activities including volleyball, soccer, summer theater, festivals like ACL and the annual kite festival. Swimming in nearby Barton Springs Pool where the temperature is always a cool 68 degrees, will keep you happy on the 100+ degree days in August.

Exemplary Barton Hills Elementary will take care of the k-6 gang during school hours.  O’Henry Middle and Austin High will be the schools that serve the older student.

The Barton Hills Neighborhood Association is active in city issues, environmental concerns, traffic problems, and neighborhood improvements, as well as other community matters. It is dedicated to preserving the special nature of the community, with an active membership that stays in touch with other neighborhood associations, community groups, and each other.

Typical homes in Barton Hills were built in the 1960’s and 70’s with spacious family-friendly floor plans in the 1700-2500 sq ft range.  Many of the homes have been extensively renovated in recent years and the current prices in Barton Hills range from $425K to $525K for the typical 4 bedroom, 2 bath home.
