Located just three miles from downtown Austin and the Texas State Capitol and two miles from The University of Texas at Austin, Mueller is perfectly positioned to become an energetic new hub for central Austin.  The ambitious effort to redevelop Robert Mueller Municipal Airport into a mixed-use urban village in the heart of the city has helped Austin chart new directions. The community consists of different style homes including urban row style, single family homes with welcoming front porches, cottages that circle common gardens and mixed use living/working environments.   While there is still a lot of new construction going on, there is also a small resale segment in Mueller with homes ranging from the $300,000 to nearly $1,000,000.  Builder’s that are currently building are David Weekley Homes and  Standard Pacific Homes.

There are more than 140 acres of parks and perimeter greenways, a town center with cafes, shops, plazas and live/work spaces planned to include at least 30 percent locally-owned businesses, 5 miles of  hike and bike paths, the Dell Children’s Medical Center of Central Texas, The University of Texas Medical Research Campus, and Austin Film Studios.

University Hills is located between Highway 290 (North), Manor Road (South), Highway 183 (East), and Northeast Dr (West), making it convenient to get to downtown regions and the university district with ease.

The one- and two-story predominantly ranch-style houses are situated on quiet streets, ideal for biking or walking. With multiple bedrooms and good-sized lots, these homes are attractive to families looking for larger homes close to downtown.

Properties in University Hills sell for between $100,000 and $300,000, and many of the homes have been updated.

University Hills is also located near the new Mueller redevelopment which has revitalized the area.  Nearby Dottie Jordan Park provides residents with tennis courts, jogging paths, and a community pool.

North of French Place is one of the earliest examples of what has become the definition of modern subdivision developments.  Remarkably, Wilshire Wood, developed in the late 40’s, has all of the features you would find in an upscale subdivision today:  Wide, curving streets, lots of cul-de-sacs, tall trees and large lots.  Most homes are single story, feature cut limestone exteriors and, with over 2000 square feet on average, are more than big enough to meet the needs of modern homeowners.

The homes in Wilshire Wood tend to sell quickly.  Many have been well maintained and updated, but foundation movement, due to Austin’s clay soils, is particularly common with these homes.

The Holly neighborhood, located just east of Downtown Austin along the shore of Lady Bird Lake, is in a prime location at the heart of the city. Borders are Chicon to the west, East 7th to the north, Lady Bird Lake to the south and Springdale to the east.  It’s less than one square mile of space that’s jammed packed with a lot of what makes Austin a great place to live.  During festivals like SXSW, the streets and local clubs come alive with bands and people from around the world.  As a result, it’s become one of East Austin’s hottest places to live.

Homes  in the area are predominantly smaller single family, built from the 20′s to the 40′s.  There’s still a good amount of original little 1000 ft or less houses with a mix of gut remodel/additions and new construction mixed in.  The average home in this area is typically a “fixer upper” at $150-$200 per sq ft, but some are going for as high as $300 per sq ft. Luckily the homes aren’t so big, so prices tend to cap around $350,000-$400,000.

Austin ISD schools are Metz elementary, Martin Middle and Eastside Memorial High.

Lady Bird Lake neighbors the community with miles of trails for hiking and biking, canoe and kayaking and the all new SUP (stand up paddle) boarding. The shut down Holly Power Plant that ran for over 4 decades in the neighborhood will now be turned into 22 acres of parkland for more green space and outdoor enjoyment. Neighbors are psyched to see it go.

Sandwiched between Wilshire Woods and French Place, Cherrywood is often included in one of them conversationally, but French Place is actually a part of the Cherrywood neighborhood.  There is a very active neighborhood association that prides itself in preserving the friendliness and charm of the area.  The neighborhood is known for its annual Art Festival and close proximity to the UT campus.  There is also an interesting group of cinder block duplexes, locally dubbed Duplex Nation, built for military officers in the 1940’s.  Maplewood Elementary is highly regarded, as is the Open Door Preschool next door.

The Cherrywood neighborhood is located between Wilshire Boulevard (North), Manor Road (South), Airport Boulevard (East), and Interstate 35 (West).

The children attend AISD schools with Maplewood Elementary, Kealing Middle School and McCallum High.

Delwood, surrounding the new Mueller development, is undergoing a renaissance at the moment.  This northernmost “Central East Austin” neighborhood’s boundaries are Cameron Road to the West, Highway 290 to the North, Berkman Road to the east, and Airport Blvd. to the South.   Predominantly built in the 50’s and 60’s, some homes feature hardwoods, some are on slab and some on pier and beam, but they are being bought and renovated by homeowners at a fast pace.  There is a small pocket of Delwood to the SOUTH of Mueller but north of Airport Blvd. that often gets overlooked, but the large lots make them worth checking out.  Homes are priced from the $180’s to just about $300,000.

Schools are Maplewood & Blanton Elementary, Kealing & Pearce Middle School, and McCallum & Reagan High School. There are also many preschools in the area including Open Door Preschool East, Stepping Stone and The Montessori Center.

There are lots of parks for outdoor entertainment including Bartholomew District Park, which features a city pool and a popular disc golf course. With the Mueller Airport Development right in the middle of it, major shopping and dining are at your finger tips.  The proximity to I-35 and Hwy 290 facilitates a commute to almost anywhere.

Austin Playhouse is in discussions to build a multi-million dollar theater project at The Mueller redevelopment in East Austin.

Currently housed in South Austin’s Penn Field development, Austin Playhouse wants to build a permanent home that includes two theaters, classrooms, public spaces, restaurant/retail space and low-cost artist residences. The theater company estimates that the project would cost $3 million to $5 million, not including the artists’ residences. Plans call for a 200-seat main theater and a 99-seat theater with flexible space.
