You will find the Cherry Creek community between Brodie Lane to the west, Davis Lane to the North, Manchaca to the east and Slaughter to the south. Cherry Creek is accessed by such major roadways as William Cannon, Manchaca, Stassney, and Brodie Lane, West Gate, MoPac and Interstate 35. The community also features several bus routes.

Children attend the Austin Independent Schools District with Cunningham & Cowan Elementary, Covington Middle School and Bowie High School or Crockett depending on location.

Nearby Garrison Park offers a peaceful family retreat and features picnic tables, barbecue grills, basketball court and children’s playscape set among shade trees.

Battle Bend Springs, a close-knit south Austin community established in the 1970s, is that rare slice of neighborhood quiet just minutes from Austin’s vibrant downtown. Emerald Forest is a great South Austin neighborhood. Close to town and points south for those that work in San Marcos.  There is easy access to shopping, entertainment and great spaces to eat with funkier South Austin to the north and South Park meadows to the south.

Emerald Forest is a neighborhood in South Austin located around William Cannon Dr and Stassney. Emerald Forest is still an affordable neighborhood where the average home is under $175,000 for about 1100 sq ft. Most homes were built in the ‘70’s and when they come to the market usually sell relatively fast.

The proximity to Mopac and I-35 makes it easy to get in and around the city.  10 minutes and you’re downtown, 15 minutes to the airport as well. Lots of local restaurants are in the area and all the usual chains, too.

Garrison Park is nearby for family and league recreation, and McKinney State Park is 20 minutes away if you want more adventure.

Austin ISD schools are:  St Elmo Elementary, Bedichek serves as the middle School and Travis High for the 9-12th grade.

Located 10 miles southwest of Austin, Manchaca (pronounced locally like Man-Shack) is a community in southwest Travis County and part of Hays County. It was named for nearby Manchaca Springs.  Manchaca is an older community that was originally founded in the 1870’s. Most homes today were built in the 1970’s, but there are new subdivisions springing up all over the place. Homes reselling right now are typically 4 bedroom 2.5 baths with just over 2000 sq ft and sell for around $110 sq ft.

Manchaca’s southern location makes it an easy commute into San Marcos for shopping and employment as well.

The Firehall is a popular local restaurant and meeting place and is also in front of the Manchaca Volunteer Fire Department. Youth can play Little League and PONY league baseball at the Manchaca Youth Optimist Club, with baseball facilities just west of the town.

The parts of Manchaca within the Austin Independent School District attend Menchaca Elementary,   Paredes Middle School, and Akins High School . The Hays side of town attends Elm Grove Elementary, RC Barton Middle and Jack Hays High School.

The boundaries of the neighborhood are to the north, Ben White Boulevard west, Manchaca, south, West Stassney Lane to the railroad tracks, then north to Williamson Creek and east to South First Street including the greenbelt surrounded by Williamson Creek east of the intersection of South First Street and Emerald Wood Street.

Real estate is pretty hot in this little pocket and the average price per square foot has climbed from around $150 a sq ft a few years ago to $180 a sq ft now.  Austin ISD schools are recognized Dawson Elementary, Fulmore Middle and Travis High Schools.

The Southwood Neighborhood Association is very active and even has a parents group. Their newsletter, the Southwood Scene comes out monthly to its association members.  The neighborhood association is also very active in the Williamson Park Greenbelt preservation.

This established neighborhood was Austin’s first residential development south of Ladybird Lake, dating back to the early 1890′s when it was officially annexed by the city of Austin.  The actual borders of Travis Heights are Riverside Dr. on the north, Interstate 35 on the east, Oltorf on the South, and South Congress Ave. on the west.

Travis Heights is known for its big trees, Big Stacy Park, Little Stacy Park, and Stacy Pool. Close to all the shops and great restaurants on South Congress, Travis Heights is very artsy, politically active and diverse.

There is a flurry of new construction from builders like Riverside Homes that are incorporating some new modern homes into the mix of traditional bungalows and historic homes, paying close attention to the neighborhood’s trees.

The neighborhood has been engaged in the battle over development both within its boundaries and on the edges, along Riverside Drive and South Congress Avenue, where new condos and apartments have gone up.  The entire neighborhood was recently designated as historic by the City of Austin, further limiting development.

Students are served by Austin ISD with Travis Heights Elementary, Fulmore Middle School and Travis High School.

Homes in the area vary from small bungalows to some of the most beautiful old estates in the entire city.  Prices here are the highest in south Austin, making Travis Heights the most upscale place to live south of the river.  Homes range from the high $300’s for an old rental property to well over $1,000,000

The Bouldin neighborhood along the south bank of Lady Bird Lake is just plain cool. Running through the heart of the neighborhood is South First, a street that reflects the melting pot flavor of the neighborhood. The Zilker neighborhood in South Austin, Texas is the part of the renowned 78704 zip code adjacent to it’s namesake, Zilker Park. It extends south of Lady Bird Lake, approximately bounded by Lamar Boulevard to the southeast/south, La Casa Drive to the south, Rabb Road and Robert E Lee Road to the west and Barton Springs Road to the north.

The residents are a mix from Austin’s “creative class” – artists, musicians and authors – living side by side with folks from the high-tech community and other professions.  Families very often choose to settle in Zilker for the Exemplary Zilker Elementary, which has a very active parent community and PTA. Older students graduate up to O’Henry Middle School, followed by Austin High.  Zilker is also the home of Parkside Community School, a Montessori-oriented private school which shares its campus with Casa de Luz, a macrobiotic café and community center.

Flipnotics, a coffee shop, place to hear music  and a boutique clothing store, the Tex-Mex restaurant Chuy’s as well as Shady Grove with its music, and  Austin Java are just a few of the local flavor options in the area as well as the original P. Terry’s Burger Stand.

Zilker Park is best known for Barton Springs; the Zilker Tree and Trail of Lights; and music festivals such as Austin City Limits (ACL). The annual kite festival brings out kites and spectators by the thousands every spring as well. The Umlauf Gardens and the Botanical Gardens are great attractions too.

One of the best restaurants in the area is Artz Rib House, where you can chomp down on some fine BBQ and listen to good old music. And for the “healthier eater” or vegetarian in your life there’s Mr. Natural. Of course Matt’s El Rancho, an Austin Tex Mex institution, is just up the street along with a million more restaurants as well.

The houses in Zilker are just as eclectic as the residents with a mix of homes built in every era from the charming cottages of the 1920’s through the post-war bungalows of the 1950’s right up to modern architecture like some of the homes Riverside Homes has built.  As a result of all this diversity, one would be hard-pressed to define a “typical” Zilker house.  Homes can range from tiny dollhouse cottages of less than 700 sq ft up to 5 bedroom, 3 bath estates with guest houses in the 3000+ sq ft category.  Prices, of course, reflect all this variation with the more modest properties selling in the $250K – $350K range and the larger, more luxurious properties going for $500K – $1M+.
