This established neighborhood was Austin’s first residential development south of Ladybird Lake, dating back to the early 1890′s when it was officially annexed by the city of Austin.  The actual borders of Travis Heights are Riverside Dr. on the north, Interstate 35 on the east, Oltorf on the South, and South Congress Ave. on the west.

Travis Heights is known for its big trees, Big Stacy Park, Little Stacy Park, and Stacy Pool. Close to all the shops and great restaurants on South Congress, Travis Heights is very artsy, politically active and diverse.

There is a flurry of new construction from builders like Riverside Homes that are incorporating some new modern homes into the mix of traditional bungalows and historic homes, paying close attention to the neighborhood’s trees.

The neighborhood has been engaged in the battle over development both within its boundaries and on the edges, along Riverside Drive and South Congress Avenue, where new condos and apartments have gone up.  The entire neighborhood was recently designated as historic by the City of Austin, further limiting development.

Students are served by Austin ISD with Travis Heights Elementary, Fulmore Middle School and Travis High School.

Homes in the area vary from small bungalows to some of the most beautiful old estates in the entire city.  Prices here are the highest in south Austin, making Travis Heights the most upscale place to live south of the river.  Homes range from the high $300’s for an old rental property to well over $1,000,000
