The Zilker neighborhood in South Austin, Texas is the part of the renowned 78704 zip code adjacent to it’s namesake, Zilker Park. It extends south of Lady Bird Lake, approximately bounded by Lamar Boulevard to the southeast/south, La Casa Drive to the south, Rabb Road and Robert E Lee Road to the west and Barton Springs Road to the north.
The residents are a mix from Austin’s “creative class” – artists, musicians and authors – living side by side with folks from the high-tech community and other professions. Families very often choose to settle in Zilker for the Exemplary Zilker Elementary, which has a very active parent community and PTA. Older students graduate up to O’Henry Middle School, followed by Austin High. Zilker is also the home of Parkside Community School, a Montessori-oriented private school which shares its campus with Casa de Luz, a macrobiotic café and community center.
Flipnotics, a coffee shop, place to hear music and a boutique clothing store, the Tex-Mex restaurant Chuy’s as well as Shady Grove with its music, and Austin Java are just a few of the local flavor options in the area as well as the original P. Terry’s Burger Stand.
Zilker Park is best known for Barton Springs; the Zilker Tree and Trail of Lights; and music festivals such as Austin City Limits (ACL). The annual kite festival brings out kites and spectators by the thousands every spring as well. The Umlauf Gardens and the Botanical Gardens are great attractions too.
One of the best restaurants in the area is Artz Rib House, where you can chomp down on some fine BBQ and listen to good old music. And for the “healthier eater” or vegetarian in your life there’s Mr. Natural. Of course Matt’s El Rancho, an Austin Tex Mex institution, is just up the street along with a million more restaurants as well.
The houses in Zilker are just as eclectic as the residents with a mix of homes built in every era from the charming cottages of the 1920’s through the post-war bungalows of the 1950’s right up to modern architecture like some of the homes Riverside Homes has built. As a result of all this diversity, one would be hard-pressed to define a “typical” Zilker house. Homes can range from tiny dollhouse cottages of less than 700 sq ft up to 5 bedroom, 3 bath estates with guest houses in the 3000+ sq ft category. Prices, of course, reflect all this variation with the more modest properties selling in the $250K – $350K range and the larger, more luxurious properties going for $500K – $1M+.
